Home equity options
Home equity loans, HELOCs and cash-out refinancing in Orange County
Your home equity can pay for a remodel, consolidate higher-interest debt, or give you breathing room in retirement. We compare every option side by side so you can choose the one that fits your plans, not the one a single bank happens to offer.
What home equity is, and how you can use it
Home equity is the part of your home you own outright: its current market value minus what you still owe on it. If your home is worth $900,000 and you owe $400,000, you have about $500,000 in equity. For many Orange County homeowners who bought years ago, that number has grown into the largest asset they have.
You can turn part of that equity into cash without selling. Homeowners most often use it to:
- Remodel or add space, such as a kitchen, a primary suite or an ADU
- Pay off higher-interest credit cards or loans
- Cover education, medical or family costs
- Build a cash cushion for retirement or a business

Borrowing against your home is a big decision, because your home secures the loan. That is why we start with your goal and lay out every path before recommending one.
Your options, side by side
HELOC (home equity line of credit)
A HELOC works like a credit line secured by your home. You draw what you need, when you need it, during a set draw period, and you pay interest only on what you use. Rates are usually variable, so payments can change. A HELOC is a good fit for projects that happen in stages, like a remodel, or as a standby safety net. You keep your existing first mortgage.
Home equity loan
A home equity loan is a one-time lump sum, usually at a fixed rate, repaid in equal monthly payments over a set term. It suits a single known expense, such as consolidating debt, and gives you a predictable payment. Like a HELOC, it sits behind your first mortgage, so your current rate stays untouched.
Cash-out refinance
A cash-out refinance replaces your current mortgage with a new, larger one and pays you the difference in cash. You end up with one loan and one payment. It can make sense when today's rates are similar to or lower than your current rate, or when you want to change your loan term at the same time. A cash-out refinance can also pay for renovations or consolidate higher-interest debt into one payment. If your existing rate is much lower than today's rates, a HELOC or home equity loan is often the better choice. See all of our refinance options, including renovation refinancing.
Reverse mortgage (age 62+)
If you are 62 or older, a reverse mortgage lets you access equity without a required monthly mortgage payment, as long as you live in the home and keep up with property taxes, insurance and upkeep. The loan balance grows over time and is repaid when you sell, move out or pass away. See our reverse mortgage guide for how it works.
Sell and downsize
Sometimes the best way to use your equity is to sell, buy a smaller or lower-maintenance home, and keep the difference. Because our president is also a licensed Realtor, we can help you look at the sale and the next purchase together. See buying a home.
A quick comparison
| Option | How you get money | Rate type | Keeps your first mortgage? | Monthly payment |
|---|---|---|---|---|
| HELOC | Draw as needed | Usually variable | Yes | Yes, based on what you use |
| Home equity loan | Lump sum | Usually fixed | Yes | Yes, fixed |
| Cash-out refinance | Lump sum | Fixed or adjustable | No, it replaces it | Yes, one new payment |
| Reverse mortgage (62+) | Lump sum, monthly or line of credit | Fixed or adjustable | Pays it off | None required* |
*With a reverse mortgage you must still pay property taxes, homeowners insurance and any HOA dues, and keep the home in good repair. The loan balance grows over time.

Rough estimate only: home value × the lender limit, minus what you owe. It is not an offer of credit or a commitment to lend. The amount you can actually borrow depends on an appraisal, your credit, income and debts, the loan program and lender guidelines.
How your free equity review works
- A short conversation. We learn what you want the money for, your timeline, and your current loan.
- A written side-by-side comparison. We compare the options that fit, including estimated costs and payments, using your real numbers.
- You decide. There is no obligation. If you move forward, we shop lenders for you and guide you through to closing.
As an independent broker, we are not tied to one bank's products, so we can compare programs from many lenders to find the right fit.
Common questions
How much equity do I need to borrow against my home?
Many lenders let your total mortgage debt reach about 80% to 90% of your home's value, so you generally need more than 10% to 20% equity to borrow. The exact limit depends on the program, your credit and the property.
Is a HELOC or a cash-out refinance better?
If your current first mortgage has a low rate, a HELOC or home equity loan lets you keep it and borrow only what you need. A cash-out refinance can make more sense when current rates are close to or below your existing rate, or when you want a single payment. We run the numbers both ways in your review.
Can I use home equity to pay off credit cards?
Yes, and it often lowers your monthly payments because mortgage rates are usually lower than card rates. Keep in mind you are turning unsecured debt into debt secured by your home, and stretching it over a longer term can mean paying more interest overall.
How long does it take to get a HELOC or home equity loan?
Timing varies by lender and property, but many close in a few weeks once the appraisal and documents are in. A cash-out refinance usually takes a bit longer because it replaces your whole first mortgage.
Is the interest tax-deductible?
Sometimes. Interest may be deductible when the money is used to buy, build or substantially improve the home that secures the loan, subject to IRS limits. Please check with your tax advisor for your situation.
